The One Monte-Carlo courtyard at night: palms, stone paving, lit boutiques

Full-Home Renovation inMonaco

Monaco is renovated upward, not outward. Almost every commission here is an apartment inside a building where the neighbours are at home, the lift is shared and the street cannot be closed. We take the whole residence under one contract, from structure and stone to cabinetry, climate and light, and we plan the work around the building as carefully as we plan it around the rooms.

What Monaco Asks

A building that stays livable

Your neighbours never agreed to a construction site. Lift and stair routes are protected before the first tool arrives, floors are sealed, cutting is extracted at source, and working hours are agreed with the building rather than assumed.

Everything arrives by lift

No compound, no skip on the street, no crane. Stone is cut to size before it reaches the Principality, and the programme is written around a service lift you share with every other resident.

One name answering for all of it

The co-ownership, the trades, the deliveries, the paperwork. One contract and one signature carry them, so the person who owns the residence is never the person chasing it.

Under One Contract

Six disciplines, one signature

In Monaco this is almost always an apartment taken back to the shell and returned complete. Every discipline below sits inside the same contract and the same fixed price.

Full-Home Renovation

Strip-out, structure, first and second fix, plaster, floors and fittings. The whole job under one contract and one date. We draw the scheme with you room by room, specify every finish, then sequence the trades against it and hold the programme.

Stone & Bespoke Flooring

The subfloor comes first: levelled, underfloor heating run, screed poured and dried to a reading we take ourselves. Slabs and boards are chosen with you, then laid to the room's own lines: marble, travertine, herringbone oak, sealed and finished on site.

Kitchens & Bathrooms

Layouts are agreed with you, then the services follow that drawing. Waste, water, extraction and power are moved before a unit goes in. Wet rooms are tanked and the falls set to the drain. Cabinetry and worktops are specified to the millimetre, every fitting commissioned.

Roofing & Waterproofing

We take a roof or terrace back to the deck, correct the falls, and lay insulation and membrane with every upstand and outlet detailed by hand. The build-up is flood-tested before anything covers it. Only then do decking, tile or stone go down on top.

Climate, Lighting & Home Systems

Ducted cooling, ventilation and underfloor circuits are routed while the walls are open. Lighting is drawn before the plaster goes on, so coves and drivers sit inside the ceiling rather than on it. Every circuit is zoned, commissioned and set the way you live.

Exterior, Terrace & Pool

Levels, drainage and waterproofing are set before a stone is laid. Decks, paving and coping go down on pedestals or mortar to hold their line, with pool plant, lighting and irrigation run beneath them. Fixings and finishes are chosen for salt air.

How It Proceeds

A private consultationWe meet at the residence, or on a call if you are away from it. We walk the rooms, take the measure of the work, and hear every wish for what stays, what goes, and what the place should become.
A written scope at a fixed priceIt comes back as one quote: every finish named, every sum fixed, nothing buried. Agree it and the keys come to us. You are told where the work stands, week by week, until they come back.
The keys, on the promised dayWhen the work is finished we inspect it ourselves, room by room, and only then set the handover. On the agreed day you are walked through it and the keys are put back in your hand. The house is not the one you left.

Before We Begin

Monaco, asked and answered

Do we have to move out?
For a full-home renovation, usually yes. It is also the faster and cheaper answer, because an empty apartment can be worked in one sequence rather than around you. Where a residence has to be taken in phases, each zone is sealed off and handed back finished before the next one opens.
How do you work inside an occupied building?
The building is treated as part of the site, not as something the site happens next to. Lift and stair routes are protected first, dust is extracted where it is made, and delivery windows are agreed with the syndic and the concierge before the programme is fixed.
Who deals with the co-ownership and the permissions?
We do. One contract covers the trades, the deliveries and the paperwork between them. You are asked to decide the finishes, the stone and the layout, not to chase them.
How long does a full-home renovation in Monaco take?
It depends entirely on the size and state of the residence, and we will not put a number on it before we have walked it. What you receive at the written-scope stage is a completion date, and that date is the one we sign.
